Our main focus at NEPI is to build wealth and passive income for our investors having carried out thorough due diligence, we establish their aims, desired outcomes and expectations and levels of risk. We offer four main products:

Portfolio Building Service – Minimum investment needed

Your investment manager, having established your requirements, will begin the search for properties that suit your investment profile. These will mainly be off market deals, often behind market value but always in areas and of types that will let long term and have minimum void periods. Whilst the search is underway, we will also be pulling together the professionals we work with, mortgage brokers & IFA’s, one of our panel of solicitors, surveyors and insurance. Once the first property has been secured, refurbished by our contractors, our Property Management team will then vet the tenants.  Once your tenants have moved in, your first rent payment made, we will already be lining up number two.

Ethical Investing – Long term social & acute housing rental leases.

A gold standard product. Over the past ten years we have built relationships with national and local providers of social housing to provide quality homes to those with acute housing needs. Working with the likes of Mears Housing, Durham County Council and many more, our investors purchase and develop the property, as per the lessee’s needs, before being granted a partially repairing rental lease for a period usually between 36-60 months. Many of these properties produce yields of 9% +.

High Yield & fixed return – 12% return over 12 months.

As property developers we often have need for funding on purchases and developments and as such are able to offer high yield, secure returns to our professional investors. This works either as a direct loan to the business with a 1st charge on the property or land or via shared ownership of a special purchase vehicle (SPV). In return we offer a fixed return of 1% per month for a minimum of 12 months. This is the perfect product for the investor looking for very high yield without the concern of ongoing property ownership or management.
